Quality Remodeling Services in Palm Springs

Palm Springs is full of mid-century modern homes, and a general contractor in Palm Springs has to plan around that architecture from day one. Many have post-and-beam construction, clerestory windows, and walls of glass. You can see it in landmarks like the Kaufmann Desert House.

Neighborhoods like Old Las Palmas and the Movie Colony have their own concentration of these houses. Vista Las Palmas and Twin Palms Estates have large numbers of Alexander-built homes from the 1950s, including flat-roofed and butterfly-roofed designs.

A general contractor in Palm Springs has to update the kitchen, bathrooms, and systems behind the walls. The character that made you buy the house has to stay.

We plan Palm Springs remodels around that trade-off from the first meeting.

The median home in Palm Springs was built in 1978. About 65 percent of homes here are owner-occupied, according to Census data.

That mix spans the 1950s and 1960s mid-century boom and the newer infill built later. Many older houses have low-slope, built-up roofs that were not built for today’s summer heat.

Single-pane glazing looks great but is expensive to cool. Original wiring and plumbing rarely handle a modern kitchen island or a rain shower head. Post-and-beam connections can loosen with age too.

Desert heat and strong sun are hard on old roofing, glazing, and outdoor living spaces alike. We plan replacements that hold up to that without losing the look of the house.

Our paid design phase is built around that reality. Value engineering sets the scope, materials, and price before demolition starts. That way you know what changing a mid-century glass wall or window really involves.

How We Plan a Palm Springs Remodel

Design, project management, and construction happen under one roof. We keep core work like framing in-house. Subcontractors handle single-trade scopes only.

Rick Lua, our owner, framed houses himself before he earned his contractor license.

You can read more about how our process works before you call.

The same process applies to every project. It might mean a kitchen remodel that opens up a closed 1960s floor plan. Or it might mean a bathroom remodel that replaces original fixtures.

It might also mean an outdoor kitchen built for indoor-outdoor living. Or it might mean a whole-home remodel or addition that touches every system in the house.

We hold a California B General Building Contractor license, number 999955. We back every project with a one-year warranty. We also run a 3-3-3-12 follow-up schedule after the work is done.

We have worked through HOA and country-club approvals in communities such as PGA West, Ironwood, and The Vintage Club.

Our History in Palm Springs

Our office sits on Longvue Road, on the edge of Desert Hot Springs.

We plan a Palm Springs project differently than one in a newer subdivision. So much of the city’s housing stock is mid-century modern. That design shows up in flat rooflines, glass walls, and open floor plans built for desert living.

The Donald Wexler Steel Houses use the same steel-frame and post-and-beam ideas as many Palm Springs homes. We start by looking at what is structural and what is not. That first look tells us what stays and what has to change.

Rick Lua, our owner, framed houses before he became a licensed contractor.

Our paid design phase locks in the layout, materials, and price before a wall comes down. That matters when a wall turns out to be load-bearing. It also matters when the glazing is part of the design.

These local resources can help while you plan.

Lua Construction did an outstanding kitchen remodel, which transformed the space. It looks so great they are now redoing 2 bathrooms into one larger spa-like bathroom plus a walk-in closet. I am very pleased with Rick Lua and the professionalism he and his team exhibit. The work they did for me is high quality, looks great, and they have stayed on schedule despite my not being at the property to push for completion while the work was underway. I am very pleased with Lua Construction - so much that this is the 3rd time I have selected them to update my home.

Frequently Asked Questions - Palm Springs Remodeling

How much does a general contractor charge in Palm Springs, California?

Cost depends on the scope of your project and the age of your house. It also depends on how much of the original systems need updating. That varies a lot in Palm Springs, where many homes are more than 50 years old.

We run a paid pre-construction and design phase first. That locks in the scope, layout, and material selections before we set a final price. You can see our current pricing structure on the pricing page. An on-site look at your house is the next step after that.

What is the best way to find a general contractor in Palm Springs?

Start with a California contractor license lookup. Confirm the license is active and matches the name on the bid.

Then ask how the company handles design and planning. A post-and-beam or glass-walled house needs a firm that plans structural and mechanical work before construction starts.

Ask which trades are handled in-house and which are subcontracted. Ask to see how scope and price get set before a wall or window changes. We are a licensed California B General Building Contractor, number 999955. We manage design, project management, and construction under one roof, with framing handled in-house.

Do Palm Springs historic districts affect a remodel?

Palm Springs has several designated historic sites and districts. Homes inside them get added architectural review for exterior changes. Work still goes through the City of Palm Springs building department for permit review.

A historic district can add extra steps for a window replacement or a roofline change. The same is true for an addition that touches the street-facing side of the house. Planning those details during the design phase, before demolition starts, helps avoid a review issue mid-build.

If your home may sit inside a historic district, check with the Palm Springs Preservation Foundation early in the process.

What should I know about remodeling a mid-century Palm Springs home?

Homes from Palm Springs’ mid-century boom often have low-slope, built-up roofs. Those roofs were not built for today’s summer heat. Many also have single-pane glazing across large window walls, and electrical panels sized for a much smaller house.

A remodel means deciding early which systems get replaced and which get kept for the look of the house. It also means planning a new kitchen or bathroom layout around load-bearing post-and-beam framing, not against it. Our design phase is built to sort that out before construction begins, not during it.
